Canada TRV: How to Prove 'Strong Ties' Without a Property

Renters, freelancers and young applicants, here's how to show intent to return without owning real estate.

IRCC officers look for one thing in a TRV file: a credible reason for you to return home. Property is the easiest proof, but not the only one. Around 40% of approved applicants in our practice are renters or under 30 with no property at all.

Employment is the strongest substitute. A senior role with continuous tenure (3+ years), an upcoming promotion, or an unfinished bonus cycle reads as a strong tie. Attach an HR letter that explicitly states the role is held and dated leave approval.

Family obligations count. Dependent parents, a spouse continuing to work, school-going children staying behind, ongoing medical care for a family member, all add weight. Provide birth certificates, school enrolment letters and medical reports as evidence.

Ongoing studies or professional certifications are powerful for applicants under 30. Course schedules, fee receipts, exam dates after the return date, these are all proofs that you must come back.

Finally, financial commitments in the home country (active business with payroll, EMIs, fixed deposits with maturity dates after return) all read as ties. Renters and young applicants approve every week, the file just has to lean harder on these alternative proofs.
